cracks in the stucco allow rain to enter into
the walls of the building, something which is almost
sure to lead to rot in the house timbers if it
has not developed already. Patching the
cracks with fresh stucco is not sufficient to
remedy the situation since the inadiquate
foundation will presumably continue to
settle, forming new cracks conveivably until
the chimney should topple over.

I have consulted several contractors to get
estimates on cost & ideas as to what should be done.
Correcional measures include : buttresses the
chimney with a reinforced concrete buttress which
would touch the chimney at the point of maximum
bulge (some 12 feet above the ground) and extend
out from the house at its base same 12 feet
assuming that the buttress would be set at a
45° angle, estimated cost $200.00 ; tearing down
the chimney, building a more adiquate foundation,
rebuilding the chimney with steel tie-rods fastening it
to the house, estimated cost $600.00 ; Tearing down
the chimney and not rebuilding it but simply patching
the area left bare with stucco, cost not estimated.

These repairs intail such radical change, i.e.
having a buttress which would effectively obstruct
the path around the north side of the house, or
having no chimney at all, or would put the house
to a great expense ($600.00) in proportion to its income
and available funds that I felt it more in keeping
with the managereal position to bring all the facts
to the attention of house residents at a house
meeting during the Fall Quarter letting all members
collectively make the decision on a matter which
for this house is grave rather than attempt to
assume the responsibility for the decision myself.
