Have you sold your house yet? If not I have found a possible client in C. L. Graves (sub-editor of the 'Spectator' - he married Sir Edward Gray's sister). He wants a house about

the same distance from London that yours is, and does not mind being a long way from a station. I think he is prepared to buy a house but would prefer to begin by leasing it. Would you tell me

what price you want and if you are prepared to begin with a lease, and any other details that a possible purchaser should know. He asked me to try to find out.

I hope you are all very well. I hear Geoffrey is home again, & I see Morpeth sometimes at a disreputable Imperialist

dining club I belong to.

I have been very busy lately, but hope to get away on Wednesday for a week in Switzerland.
