This Indenture, Made the second day of October
in the year of our Lord one thousand eight hundred and seventy-one —
Between Alfred A. Cohen of the county of Alameda and State of
California a party of the first part and Leland Stanford of the county
of Sacramento and State aforesaid —

the party of the second part Witnesseth, that the said party.. of the first part, for and in consideration of the
sum of One Hundred and Fifty thousand — — Dollars,
lawful money of the United States of America, to him in hand paid by the said party
of the second part, the receipt whereof is hereby acknowledged, has granted, bargained and sold, conveyed and
confirmed, and by these presents does grant, bargain and sell, convey and confirm unto the said party of the
second part, and to his heirs and assigns forever, all that certain parcel of land situated
lying and being in the County of Alameda State of California and
bounded and described as follows, to wit; Beginning at a point in the
Arroyo del Aqua Frio where the waggon road passes to the house of
Galindo and running along said Arroyo to a point opposite to the fence
of Jabiel; thence in a straight line to the north along the said fence up
to the fence belonging to Fulgencio Higuera; thence following the said
last fence North; thence West up to the public road to San Jose; thence
following the said road Northerly to the Cañada de Aliso; thence
through the said Canada Easterly to the Lomas Atlas and thence along
the Lomas Atlas Southerly up to the aforesaid wagon road to Galindo's house,
and then from where the last line strikes said road westerly to the point of
beginning being One Mile square and including the two springs
known as the "Aqua Calientes" said tract being also a portion of the
Ranch called "Aqua Caliente" and the same tract mentioned and
described in a certain conveyance dated December 13. 1854, from
Fulgencio Higuera to Anna Colombet and recorded in the office of
the Recorder of said Alameda County in Liber D. of Deeds page 58.
